How the calculation works
Plain POP at ₹85/sqft for 400 sqft = ₹34k. Add cove channel at 60 Rft × ₹220/Rft = ₹13.2k. Add 8 spotlights × ₹450 each = ₹3.6k. LED strip 60 Rft × ₹120 = ₹7.2k. Total POP ceiling with cove + spots = ₹58k for the living + master combo.
Why this estimate is more accurate
POP contractors love quoting one number per sqft and burying the cove channel, LED strip and spotlights as separate "labour" invoices later. Building each piece into the original budget keeps the final number predictable.
