How the calculation works
Room 12×14 ft = 168 sqft. Queen bed (5×6.5) = 32.5 sqft + 3 ft clearance both sides + 2 ft foot. Wardrobe 8 Rft × 24" = 16 sqft + 3 ft front clearance. Bedside tables × 2 = 6 sqft. Remaining: ~50 sqft for circulation — comfortable. Same setup in 11×13 leaves only 25 sqft — tight but workable.

What affects the final cost
- Door swing clearance — most internal doors need 3 ft swing arc; no furniture inside this arc.
- Wardrobe vs sliding — hinged needs 3 ft front; sliding only 2 ft.
- Drawer pull-out — 24" drawer needs 24" front clearance; total 4 ft.
- Bed side circulation — minimum 28" each side to make the bed comfortably.
- Sofa-coffee distance — 16–18" minimum, 22" comfortable.
- Dining chair pull-out — 3 ft per chair side (often missed in tight dining rooms).
