How the calculation works
Cost = carpet sqft × tier rate × city multiplier + society uplift surcharge. For 1000 sqft carpet 2 BHK mid-tier in Bengaluru G+4: 1000 × ₹2,200 × 1.0 + 5% society uplift = ₹23.1 lakh. Mumbai G+12: 1000 × ₹2,200 × 1.18 + 12% uplift = ₹29 lakh.
Why this estimate is more accurate
Vendors quote on built-up (which is 20–25% more than carpet) so a "₹1500/sqft" quote on 1200 sqft built-up = ₹18 lakh for 950 sqft carpet = effective ₹1900/sqft carpet. The calculator forces the conversation onto carpet area where buyers actually live.
