About this calculator
The Demolition Cost Calculator estimates the cost of selectively or fully stripping out an Indian home or apartment for renovation. The 2026 India range is ₹35–250 per sqft of impacted area depending on whether you're knocking loose plaster, removing tiles, or pulling down full walls. A 2 BHK strip-out lands at ₹45k–1.8 lakh including debris removal.
Demolition is the most underestimated line in any renovation quote. Contractors absorb it into "civil cost" then bill debris removal, society NOC and chasing as "extras". The calculator separates labour, debris haulage and society approvals so the surprise items appear upfront, before signing.
Why homeowners use this calculator
- Scope-specific pricing for plaster, tile, wall, floor, full strip-out.
- Debris removal trips and costs flagged explicitly.
- Society NOC and gate-pass fees as separate line items.
- Load-bearing wall warning with structural engineer fee estimate.
- Free PDF for contractor cross-check.
Features
- Carpet area input.
- Scope toggle (plaster / tile / wall / full strip).
- Floor count (G+ vs ground access).
- Society / standalone home toggle.
- Premium gated PDF.
How the calculation works
For a 1000 sqft 2 BHK full strip-out: tile removal ₹35/sqft × 600 sqft = ₹21k; plaster scraping ₹15/sqft × 1500 sqft of wall = ₹22k; one non-structural wall demo ₹65/sqft × 80 sqft = ₹5k; debris removal 4 trips × ₹6k = ₹24k; society NOC + gate-pass ₹8k. Total: ₹80k.
Why this estimate is more accurate
Demolition is where renovation projects blow their budget in the first week. Debris removal alone is ₹20–40k for a 2 BHK — a figure most quotes hide as ₹5k "miscellaneous". Knowing the realistic line-by-line cost stops you from approving an inflated overall "civil" figure that buries margin in demo.
Material comparison
| Demo scope | ₹ / sqft | Notes |
|---|---|---|
| Plaster scraping only | ₹12–25 | Light, for repaint prep |
| Tile removal (floor) | ₹30–55 | Adhesive-set is faster than cement-set |
| Tile removal (wall) | ₹35–65 | Bathroom + kitchen walls |
| Non-load-bearing wall demo | ₹50–95 | Brick or block partition |
| Load-bearing wall demo | ₹150–280 | Engineer NOC required |
| False ceiling removal | ₹20–40 | Gypsum or POP |
| Full apartment strip-out | ₹80–180 | Everything except shell |
| Debris removal per truck | ₹4–8k | 2–5 trucks for 2 BHK |
What affects the final cost
- Floor of apartment — G+ floors with no service lift add 30–60% to debris labour (manual carry).
- Society timing restrictions — Mumbai/Bengaluru societies cap demo to 10am–5pm; adds 25–40% time.
- Debris segregation — Some metros mandate sorting (concrete / wood / metal); ₹2–5/sqft extra.
- Hidden surprises — old GI pipes, electrical conduits embedded in walls; budget 10% contingency.
- Society gate-pass — ₹3–10k per demolition project; some societies levy refundable deposits ₹25–50k.
- Live-in demolition — extreme dust + noise; renting an alternative for 2–3 weeks is usually cheaper than living through it.
