About this calculator
The Civil Work Calculator estimates the cost of structural and masonry work in your Indian renovation — wall building, demolition, plastering, waterproofing, sub-floor levelling. The 2026 India range is ₹85–280 per sqft of impacted area. A typical 2 BHK with moderate civil rework lands at ₹65k–2.5 lakh.
Civil work is the foundation layer of any renovation — if it's done poorly, every layer above (electrical, plumbing, finishes) fails early. The calculator splits demolition, new masonry, plastering, waterproofing and floor work so you can see where each rupee goes and never get blindsided by mid-project changes.
Why homeowners use this calculator
- Per-sqft pricing matched to Indian civil contractor markets.
- Demolition + debris removal explicit (often missed in quotes).
- Structural NOC requirements flagged.
- Brick / block / partition material toggle.
- Free PDF for civil contractor cross-check.
Features
- Impacted area input.
- Scope toggle (demo / new wall / plaster / waterproofing).
- Material picker (red brick / AAC block / gypsum partition).
- Society approval reminder.
- Premium gated PDF.
How the calculation works
For a 2 BHK with 80 sqft of new partition + 30 sqft wall demolition + 200 sqft plaster rework: new wall at ₹220/sqft = ₹17.6k; demolition at ₹65/sqft = ₹2k + ₹4k debris removal; plaster at ₹35/sqft = ₹7k; waterproofing 2 bathrooms ₹30k. Total: ₹60–95k.
Why this estimate is more accurate
Civil contractors love quoting on "lump sum" without breaking lines. Mid-project, "extra" chasing, debris removal and society compliance fees appear. Each one is small (₹5–15k) but they add up to ₹40–80k. Breaking out each band upfront kills these surprises.
Material comparison
| Civil scope | ₹ / sqft | Time | Notes |
|---|---|---|---|
| Demolition (non-load-bearing) | ₹35–80 | 1–3 days | Add debris removal |
| Demolition (structural) | ₹120–250 | 3–7 days | Engineer NOC required |
| New partition (AAC block) | ₹180–280 | 2–4 days | Lighter, fast install |
| New partition (red brick) | ₹220–320 | 3–5 days | Stronger, heavier |
| New partition (gypsum partition) | ₹150–250 | 1–2 days | Fastest, lowest mass |
| Plaster (single coat) | ₹25–45 | — | Touch-up only |
| Plaster (double coat fresh) | ₹55–90 | — | For new walls |
| Bathroom waterproofing | ₹120–250 | 1–2 days | Dr. Fixit or Sika system |
What affects the final cost
- Structural changes — load-bearing wall demolition needs engineer + NOC; ₹2–5 lakh on top of civil cost.
- Debris removal — ₹3–8k per truck; budget 2–4 trucks for a 2 BHK redo.
- Sub-floor screed — uneven floors need ₹25–55/sqft of self-levelling screed.
- Waterproofing brand — Dr. Fixit / Sika professional system ₹150–250/sqft vs ₹50/sqft contractor mix.
- Society approvals — most metros need society NOC for any wall change; ₹5–20k facilitation.
- Live-in execution — civil work during occupancy adds 25–35% to time and cost (cleaning, partial-work moves).
