About this calculator
The Home Renovation Cost Calculator is for homeowners updating an existing flat or villa — not building new interiors from scratch. The 2026 turnkey renovation cost for a typical 2 BHK in India is ₹3–8 lakh, depending on how much civil, electrical and plumbing work is involved. Older homes (10+ years) usually land at the higher end; newer homes that just need fresh cabinetry land lower.
Renovation pricing is harder to estimate than new interior because every home is in a different condition. We model it as three layers — civil & demolition, electrical & plumbing upgrade, and finish refresh — so you can decide which layers to do and which to defer.
Why homeowners use this calculator
- Built specifically for existing homes, not new construction.
- Layer-by-layer breakup: civil, MEP (mechanical/electrical/plumbing), finishes, modular.
- Demolition + debris disposal as a discrete line item — often missed in quotes.
- City multipliers and 10–15 year old building condition adjustments.
- Free PDF with stage-wise budget for phased execution.
Features
- Renovation scope toggles (civil, electrical, plumbing, paint, modular).
- Carpet area slider.
- Building age input (affects civil work intensity).
- City selector with regional cost index.
- Premium gated PDF.
How the calculation works
We layer three cost stacks: civil + demolition (₹120–280/sqft of impacted area), MEP upgrade (₹80–180/sqft), and finish refresh (₹200–650/sqft for paint + flooring + ceiling). Modular upgrades (kitchen, wardrobes) use the same models as our new-build calculators.
Why this estimate is more accurate
Renovation contractors notoriously underquote at the start and surface change-orders mid-project — usually around hidden plumbing, electrical rewiring or unexpected wall demolition. Walking in with a realistic budget for each layer keeps you in control.
Material comparison
| Scope | ₹ / sqft of affected area | Time |
|---|---|---|
| Cosmetic refresh (paint + minor electrical) | ₹120–250 | 2–3 weeks |
| Light renovation (above + ceiling + flooring) | ₹350–700 | 4–6 weeks |
| Full renovation (above + civil + plumbing + modular) | ₹800–1800 | 8–14 weeks |
| Strip-back rebuild (everything except walls) | ₹1500–3000 | 14–22 weeks |
What affects the final cost
- Building age — 15+ year buildings need full rewiring and plumbing replacement; budget +25–40%.
- Wall demolition — non-load-bearing walls ₹35–80/sqft; structural changes need engineer + ₹2–5 lakh.
- Bathroom redo — full retiling + sanitaryware adds ₹1.2–4 lakh per bathroom.
- Living-while-renovating — partial work adds 15–25% over fully vacated execution.
- Society approvals + debris removal — ₹15–40k for permissions and disposal.
- Soundproofing / waterproofing — ₹80–250/sqft.
